*Advertise on Arizona Gold Realty company website

*Advertising through Internet services, local newspapers with approval from owner

*No monthly management fee while your property is vacant

 

RESIDENT SCREENING

*Each applicant given Rental Criteria Guidelines and must complete a detailed application

*Merchants Information Solutions, Inc. –used to perform comprehensive screening of

   credit,  past eviction, and criminal background check for each applicant 18 years of age and over

*Current employment history investigated and pay stubs requested

*Valid photo ID required

*Arizona Residential Lease Agreement used for accepted applicants – An Arizona Gold Realty Property

  manager always writes the lease with tenants to ensure they are fully aware of their obligations and

  responsibilities

 

 

ACCOUNTING SERVICES

*Collection of monthly rents and deposit in trust fund within 1 business day

*Direct deposit of owner checks 3-4 business days after check clears

*Monthly statements along with copies of any paid invoices

*City/state privilege taxes collected from tenant and reported to appropriate agency

*End of year statement for tax preparation

 

 

MAINTENANCE SERVICES

*Reliable maintenance vendors that provide fast response and are reasonably priced

*Periodic inspections of the property

*Coordination of routine regular maintenance at owner’s request
