PROPERTY EVALUATION
  • Answer your questions as to what makes a good investment property for lease
  • Provide information on the activity of the market for specific areas
  • Compare your property to current market conditions to determine the best lease price
  • Assess the condition of your property, offer recommendations and schedule repairs to make your property ready to lease

ACCOUNTING SERVICES
  • Collection of monthly rents and deposit in trust fund within 1 business day
  • Direct deposit of owner checks 3-4 business days after check clears
  • Monthly statements along with copies of any paid invoices
  • City/state privilege taxes collected from tenant and reported to appropriate agency
  • End of year statement for tax preparation

MAINTENANCE SERVICES
  • Reliable maintenance vendors that provide fast response and are reasonably priced
  • Periodic inspections of the property
  • Coordination of routine regular maintenance at owner’s request
MARKETING OF VACANCIES
  • Professional Signs on property advertising “For Rent” –we will not take advantage of your property to market for buyers
  • Place a lockbox on the property – Prospective tenants may only view property with the assistance of a licensed real estate agent
  • List in the Arizona Multiple Listing Service complete with detailed description and photos
  • Advertise on Arizona Gold Realty company website
  • Advertising through Internet services, local newspapers with approval from owner
  • No monthly management fee while your property is vacant

RESIDENT SCREENING
  • Each applicant given Rental Criteria Guidelines and must complete a detailed application
  • Member of Merchant’s Solutions Residential Screening –used to perform comprehensive screening of credit, past eviction, and criminal background check for each applicant 18 years of age and over
  • Current employment history investigated and pay stubs requested
  • Valid photo ID required
  • Arizona Residential Lease Agreement used for accepted applicants – An Arizona Gold Realty Property manager always writes the lease with tenants to ensure they are fully aware of their obligations and responsibilities
